I have Questions…
We at Liberty Land Traders are committed to being transparent in our buying and selling of rural land.
Can you really help me with my debt?
Liberty Land Traders provides cash for rural land. The way we help to provide this money so that the seller can do as the wish with the payment. In cases of mortgage defaults or IRS Liens, we may be required to make payment to the proper debt holder. One of the services we can provide is help in communicating with a mortgage holder or IRS.
Help, I received a wholesale offer letter.
Letters and postcards are common for the wholesale property industry. If another company or person has sent you a letter and you are considering selling, then you might want to read about how the industry works. Granted, sometimes it is necessary to sell at a steep discount, but we at Liberty Land Traders will work with you to find a price that everyone agrees upon.
Do I have to pay you to sell my land?
No. Liberty Land Traders covers all the cost involved in the purchase. There are times when legal work may need to be done. For example, if a property has been passed through an inheritance and many owners need to be contacted. In cases like these we always disclose what we find and agree to a price before proceeding.
Who pays me?
Liberty Land Traders has a team of title clerks, notaries, and attorneys that help us close the contract on the rural property. With our team we can ensure that the transaction meets state laws and you get paid fairly and fast. Payment is made with a cashiers check or wire transfer.
How long till I get paid?
In some cases it may take about three weeks or a bit less. Being we do most of our purchases with our own money we can close fast. For larger or more complicated rural property purchases it might a bit longer. We will discuss a realistic closing date with you as we work the details of our offer.
What paperwork do I have to provide?
We will work with your county office to obtain all the necessary land documents. If a will or probate is involved we will need to be in contact with the trustee, sometimes an attorney, to prepare the offer and contract.
Are you a wholesaler?
According to Wisconsin law, Liberty Land Traders LLC is classified as a real property wholesaler. This is true of all land investment companies that may offer a purchase contract for assignment to a third party buyer. Where Liberty Land Traders LLC differs is that we focus on land improvements and this allows us to offer more for a property than the wholesalers that only purchase with a high discount.
