Why is it difficult to determine the purchase price of land?

Realtors are limited in their understanding of working with rural properties and sellers who9 are motived. To correct this inability we either purchase the property outright or locate a buyer who steps in at closing and takes ownership.

The condition of the land and what’s on it is important.

• Non working vehicles
• Fuel tanks
• Trash/Dump
• Lost treasure
• Native American archaeology
• Sheds or barns

All these things affect the final pricing of the property. In some cases we must cleanup the land and this cost is factored into the price.
